Investor Trip To Hartlepool

Here at Bueno Investments we try and offer the investor the best service we can, so when a deal for ten properties came up in Hartlepool we offered one of our investors the chance to come and view the properties with us.

So we took the 5 hour drive to Hartlepool with the investor (which was not as painful as it sounds, in this business you get used to the long drives pretty quickly) and met with the agent and owner, we gained access to all 10 properties made lists of any repairs that were needed, and spoke to the tenants about their future plans and how long they were looking to stay.

The streets in question had all been refaced and re-roofed by the local authority so all of the houses were in structurally good condition, although some needed internal work, something we negotiated on behalf of the investor with the owner.

We find that showing the investor the area especially if they are looking to buy a large number is a good way of not only educating the investor in the local market but also for us to learn exactly what the investor is looking for in there portfolio. Not everyone is worried about maximum yield some prefer capital growth areas and others aren’t happy with DSS tenants. Of course we discuss these issues on the phone but meeting face to face and showing the different options in person always helps with the process.

After the viewing the investor decided that he would like to make an offer on the ten houses. Unfortunately the offer wasn’t strong enough for the owner, but all was not lost, it was just the kind of portfolio one of our other investors was interested in and he decided to take the lot.

Although it was a long day for the investor and he bought no units it was time well spent, we learned what he needed for his portfolio and have now got finders looking for properties specifically for him. So he is getting a great service and we are regularly offering him opportunities suited to his needs, there is no such thing as a wasted meeting in this business!

What Did I Do Today?

As Customer Relations Manager I have a varied working day.

My organisational skills are certainly put to use when liaising with team members, investors, solicitors, brokers and agents on a daily basis to make sure all property sales reach a sound completion as promptly as possible. My main priority is to keep the investors happy; if they have any questions or concerns they can address them to me and I will work to satisfy them without delay.

A recent working day went as follows:

I arrived at the office at 8:45am and checked all emails. I prioritised them to ensure they were all actioned by the end of that day. I then chased all solicitors and brokers for updates on investor-purchases, and then reported these back to the investors either by phone or email.

I liaised with a number of surveyors and made appointments for valuations to be carried out on properties currently being purchased. I then worked through the diary to organise and arrange meetings with developers, finders and agents on behalf of the Bueno Directors for the upcoming weeks.

Following this, I contacted the Sales team to take record of all recent reservations and action the sales progression with solicitors and brokers. I also made calls to these investors in order to introduce myself and the role I would be playing in their investment.

I then proof-read and edited all new website and newsletter content for grammatical accuracy and legibility. I then ran a number of small errands, taking me through to the end of the day. I left the office at 6pm, but continued to make calls and respond to emails from home.

Barnsley Bargains

Barnsley Bargains

Our quest to find the right product for our investors took us to Barnsley. Our finder had told us about a new development nearly completed but still not being marketed. So we drove up to have a look at the site and meet the developer.

When we reached the site we were blown away, the quality of build was excellent and the location work well for the rental market. We took along our local lettings agent who was as excited as us. He said the flats would rent easily and he went through his rental assessments with us. With the rental details in hand it was obvious this was going to be a great deal for the investors and one we just had to have.

So after a few days of negotiation we secured the whole site at a great price for the investors. Our lettings agent was so impressed with the prices he took two himself! The first full week of marketing has been going extremely well. The two beds have sold out and the one beds are moving quickly with many investors shocked by the great deal we have provided.

Recently many investors have been nervous about new build developments as some discounts in the industry have been less than honest. We pride ourselves in realistic valuations and accurate discounts. In this case the development was only 18 flats this reduces the worry of flooding the market once the build is complete. This allows the investor to enjoy the new build markets positives such as reduced management issues, and highly desirable stock without the problems of capital depreciation, and lower rental yields seen in some large developments.

We have our finder searching out similar sites currently so keep your eyes on the website and news letter to avoid disappointment.

The New Egham Office

The search for a new office consisted of four main criterias: close to main transport links should investors wish to visit, a secure and aesthetically pleasing building, within walking distance of all required amenities and a short commute for colleagues. This narrowed the search to three areas: Ascot, Virginia Water and Egham. I organised a number of viewings in these areas over the course of a week, and enlisted Scott and Elliot from the Bueno team to come along. Some of the offices that we saw left a lot to be desired and we would certaintly not have wanted to encourage any investor visits! We needed a space that was already in good order and we could move in immediately. The prospect of finding somewhere suitable began to look bleak towards the end of that week. However, it was on our final viewing that we saw Marchamont House. The building is charming and in good order, the facilities were all there, the town has all of the facilities that we need and it is close to Heathrow, the M25 and the mainline station that leads directly to London Waterloo. We signed the lease and this week we have been busy preparing to move in. We should be fully operational in less than 7 days.

A Day in the Life of…… Part 1

Thursday November 8^th

A business partner we have ventured into several successful Joint Ventures with in the past, Arv Soar, had brought us to Nottingham on Wednesday afternoon. We discussed for many hours some interesting ideas we have all been throwing about for a while now with regards to structuring investment funds aimed at investors who wish to prosper from property but with a fully hands off approach. We figured that there are many investors out there who would love to invest in property to a greater extent than they do now, yet do not have the time to carry out the due diligence they feel is necessary. This is where we could help; by offering shares in a portfolio built and managed by us personally, and more importantly that we invested in ourselves. Conclusion of the meeting was that we had to take things further, and so Ken Rohde will be speaking with several top solicitors next week to find out how we can structure something as user friendly and tax efficient as possible.

After a lovely meal and a few beers on Wednesday evening, we were up early on Thursday to travel to Barnsley, a journey which is never too strenuous from Nottinghamshire. In Barnsley, my fellow director Phillip met our estates manager Joe Thompson to introduce to him the next freehold he will have under his belt to manage. The site was Imperial House in Barnsley, for which we secured a very good price for the block and were able to pass great discounts on to investors. Wherever possible these days we will secure the freehold on apartment blocks where our investors have bought as there is value in these, and perhaps more importantly we can ensure the sites are looked after properly on an ongoing basis. A great example of this is Unnet Court in Smethwick where we have added tremendous value to investors’ apartments by refurbishing the block’s communal areas and have made improvements to increase the overall appeal of the site. This has added value not to the value of the freehold, but to the apartments themselves which our investors and I own.

Imperial House 3 Months from Completion

I left Phillip and Joe at this stage to meet our local letting agent Kierron Hirst of Qualitas Lettings. Kierron’s company manage more properties for our investors and members of our team than for anyone else and come highly recommended. I had some keys to give Kierron for deals which had just completed, and so we proceeded to look over the properties and check out the general condition. As anticipated all in order for Kierron to begin showing potential tenants around from Friday. With over 95% occupancy levels at any one time, nothing stays on Kierron’s books for long.

Bueno goes Commercial

Hello, just a quick blog to let everyone know about our decision to offer Commercial investment property.

It all started at the Excel investor show in London. We had a meeting with a commercial deal company and straight away we realised this could offer great opportunities for our investors. The money down is still relatively low, the deals offer more tax incentives, we can secure first year rental guarantees and the yield is very strong compared with most residential deals. So we started working with them straight away to try and create so great investment deals.

Today we have sent out our first commercial deal, it’s a Manchester investment property, being built by a highly reputable company. It has great accessibility, an excellent location and a first year guaranteed yield of 8%. I have already had a number of enquires and this is in the first two hours, so there is certainly a market for commercial property in Manchester. We’re certainly excited here at the new avenue this may open for us and our investors!

A Day in the Life of…… Part 2

1pm and I was back at a mutual office in Birdwell for a meeting with a very pleasant member of the RightMove team. We had been looking to join for a while, and we had finally been able to schedule a time which worked for both of us to discuss requirements. We will feature on rightmove.com from the last week in November onwards. RightMove is predominantly used by owner occupiers to find new homes, but with the creative finance and legal packages we are able to add to deals for investors, there is no way our deals are not going to appeal to the owner-occupier market as well.

By 2:30 I had met back up with Phillip to look over some further sites we had been offered in the Barnsley and Sheffield area. In Barnsley in particular we are well known by developers, agents and portfolio owners as reliable buyers and so get offered a lot of stock. Not much of it we even consider looking at after a quick review of the figures, but on this day we had 4 new build sites which looked appealing on paper. Our letting agent joined us again to view all four sites to give us rental appraisals and to offer his local expertise of the area. Unfortunately, all four sites were not quite what we were looking for as rentals were slightly tight compared to likely mortgage outgoings and the discounts we had been told were on offer we felt did not represent discounts from a true market value. This is too often the case when offered a discount from a perceived ‘Market Value’. Even with a network of finders filtering through hundreds of deals a week to pick a select few for us to look at in further detail, there are very few that actually warrant investment from our point of view. This is what sets us apart from many other property investment companies, and my personal portfolio from many other investors I hear of and speak to.

By now it is 6pm and time for Phillip and Joe to travel back to Colchester for a busy day in our Essex offices on Friday. For me, Surrey is my next stop of call, ready for meetings in London on Friday after checking and replying to my emails from that day.

To Hull….. and Back

As well as looking for Low/No deposit deals, at Bueno we also think the High Yielding Investments with a normal deposit can be a great addition to any portfolio. This is why earlier this week I spent a day in Hull with our contact Arv Soar looking at his current stock and how he is changing the market and reputation in Hull.

Hull is a regeneration area and as you drive into the town you can see that business is strong and government money is being pumped into the town. This makes capital growth likely and therefore makes these cash flow positive houses a great purchase.

Arv’s system is to buy up large numbers of houses in an area and renovate them ready for tenants bringing the whole area up in value in the process. A street that was once derelict becomes in demand as the condition of the houses and general area improves. These are then sold onto investors who are given help with the management of the property and who historically then see large capital gains.

This can be done because of the scale of his business. He has a team of over 30 workmen meaning renovation can be done quickly and cost effectively and also there are managing agents ready who are careful with the tenants the recommend meaning the area is kept at the new higher standard.

We had a look around a number of these roads and viewed the available stock. Arv then went to meet the Financial Times for an interview about his Hull renovations so its defiantly worth keeping your eyes open for that. We then started on the long drive home it was a successful day and we think a number of our investors will benefit from our trip.

We will be adding some of the Hull properties to the website over the coming days and we think they are a great way of adding a cash positive asset to your portfolio. If you would like us to organise you a meeting in Hull and viewings of the houses please let me know.

Bueno Investments In Dublin

On the 17^th of November we held our first Southern Ireland event.

We held it at a great hotel on the outskirts of Dublin called the Red Cow. We decided a trip to Ireland would be a good idea as we have many Irish investors and it allows both us and them a chance to put a face to a name and also give the opportunity for a one-to-one consultation. Phillip Bueno, one of the company owners started off proceedings with an hour talk explaining what our company offers and different ways of structuring your portfolio. He went through Low money down investments, commercial investments, high yield investments and overseas developments. This went down well and we then proceeded to the bar where the attendees could have consultations or just network between themselves. Click any of the pictures to enlarge.

By 5pm everyone was ready to head home, so we said our goodbyes and headed into Dublin to sample the Guinness which, as it turns out, does taste much better in Dublin.

First Meeting In Our New Egham Office

Now that the Bueno Team has grown to a much larger size over the recent months the Directors, Phillip Bueno and Scott Goodall, have implemented monthly meetings where the whole team can get together and discuss the company's plans for the future. Our first meeting was held at the new Egham Office where everyone exchanged ideas and gave feedback on a number of topics: Website, Newsletter, Communication, Deals, Advertising, Informations Packs, Networking Events, National and Global Knowledge, and Ideas for the Future, amongst others. All members of the team participated in offering their ideas and market knowledge, and took away agendas to work towards before the next meeting, Every member of the team demonstrated their own unique areas of expertise, which served to highlight where these skills can be utilised in the future. This first meeting has really pulled the team together as one unit, working together towards a bright future for Bueno Investments Ltd.

Investor Trip

One of our Irish investors decided he would like to come a view some of our stock this week so we met on Monday at East Midlands airport. It took most of the Morning to get to Hull, but it was a worthwhile drive. We looked at 9 houses and one caught his eye so we are now looking at the most effective way of financing the deal. We the went back to Nottingham and treated ourselves to a nice curry and a few drinks.

Tuesday we set off to see a new portfolio in Burnley, it had not been fully secured but we were still able to get a good idea of the area and see the outsides of the properties. It looks like they should be a strong deal and I’m sure he will go for some of them once the financial details come through.

An investor sparing the time to visit us for a couple of days works well for both us and them. They get to see how our business is run and possibly the first look at new stock, and we get to fully assess their needs and what we can offer them.

All in all it was a great couple of days and I’m sure he’ll be back to see some more houses and have another curry soon enough.

Breaking News - Bank Of England Cut Interest Rates…

Great news from the Bank of England today, rates have dropped back to 5.5% this is great news for investors.

There is also talk of a possible further cut early next year, both Halifax and Nationwide have reduced their mortgages in line with this move and the other lenders are expected to follow suit.

This is great news for investors as rental coverage will be easier to acquire and profits will go up. I’m expecting a busy few weeks up to Christmas with investors taking advantage of both the great deals available and the new lower priced mortgage products.

Investor Forum

We are putting the finishing touches to our own forum which will allow registered investors to communicate with not only each other, but also our MD’s and Sales Directors and other employees in the company.

New Deals

We are now close to launching our latest deals in Blackpool and other key areas of the country.

Rosy prospects in Blackpool

As many of you already know, I have recently been busy looking for new deals in Blackpool. I have now established high-quality and reliable relationships with a number of portfolio-owners, local agents and property management companies. These people are vastly experienced having lived, worked and invested in the area for decades. I have been soaking up their knowledge and advice during every visit. Travelling to Blackpool is a time-consuming affair, but the quality of the deals coming through will clearly show that they are worth every minute of our precious time.The best investment opportunities in Blackpool lie in carefully selected blocks of permanent self-contained flats. Interest rate opportunity

With the .75% drop in interest rates over in the states it now looks certain that the bank of England will follow suit and drop British interest rates by at least .25% when they meet in the first week of February.

This is great news for the savvy investor, as all signs are pointing towards the rate drop, but many more nervous investors are waiting until the announcement to snap up the bargains.

This has left a small window of opportunity where you can get great value properties with lower levels of competition from other investors. The time to buy is now and then take a tracker product with the knowledge interest rates are almost certainly going to move in your favour, giving you a strong yielding start to the new year.
