The average price of a home in England and Wales has risen by more than £7,400 in the past month, according to new figures.

Prices surged ahead by 3.2% in the four weeks to February 9 leaving the average cost of a home at £237,856, according to property website Rightmove.

The figures may reflect signs of renewed optimism among sellers, but they could also have been distorted by the final rollout of the Government’s controversial Home Information Packs (Hips), the group warned. At the same time the surge may simply be correcting a 3.2% slide in prices seen during December.

And new sellers, under less pressure to sell, generally test the market at a higher price, driving up asking prices, the group said.

But it added that the seasonal boost had been exaggerated this year due to a shortage of properties being put up for sale due to market slowdown and the lack of speculative sellers put off by the cost of Hips.
