TERMS AND CONDITIONS
Outline of the Offer
1) Formal agreements will be drawn between each investor and Bueno
Investments Ltd setting out the details of the purchase.
2) The Investor will pay a reservation fee of £5,000 to Bueno
Investments Ltd or an appointed Introducer of Bueno Investments
Ltd.
3) Reservations will only count as a sale once cleared funds have
reached Bueno Investments Ltd’s bank account.
4) All Reservation Fees are non-refundable unless the development
is withdrawn from sale by the Developer.
However, all investors are granted a 7 day cooling off period for
which all funds are fully refundable.
5) Investors will only use Bueno Investments Ltd recognised service
suppliers for the acquisition.
6) Normal Completion time scales are 6-12 weeks; however the Company
reserves the right to extend this period at their discretion and/or
the discretion of the developer without prior notice.
7) Bueno Investments Ltd will not be held liable for the loss of
an Investors reservation fee should they not be able to obtain suitable
funding.
8) The Investor will use the formal agreements provided by Bueno
Investments Ltd as the instrument by which the property sale is
recorded and agreed by all parties.
9) The Investor may not alter or vary the terms of the contract
provided by Bueno Investments Ltd without
written permission of Bueno Investments Ltd.
10) The Investor shall have no authority to enter into any negotiations
with a service provider to change, alter or
restructure the deal as stated/published by Bueno Investments Ltd.
11) The Investor shall have no authority to agree a price/discount
different than the list price/discount level as published by Bueno
Investments Ltd without the prior written agreement of Bueno Investments
Ltd.
12) The Investor shall not, either on his/its own behalf or on behalf
of any other firm or company or party, contact or be involved directly
or indirectly with the developer of the introduced properties or
any other party acting for the developer.
13) All contact at development sites must be conducted by prior
arrangement with Bueno Investments Ltd or a recognised Introducer/Agent.
14) No investor shall approach a developer or enter into negotiations
for a site purchase on behalf of Bueno
Investments Ltd.
15) All information relating to any deals offered to an investor
by Bueno Investments Ltd is strictly confidential.
16) On legal completion the investor will be given the opportunity
to have the property managed for sale and / or let.
17) If the property is let, the investor will pay for the cost of
any flooring, furniture and window dressing that is required.
18) Upon legal completion the Company will have no further claim
on the property.
19) Bueno Investments Ltd encourages investors to carry out their
own due diligence. Prior to payment all investors must satisfy themselves
as to the suitability of the investment.
